Really doable achievement after learning the heist for about 3 hours.
Split 4 things to do: documents with prototype, lab with intel
Important thing is to get the CSO coming your way, 50/50, otherwise doable but very dangerous without ECM's. Waiting a bit before starting the heist makes him come much closer to the lab entrance, which I consider the best spot to tie and leave him.
About 20 seconds time loss on documents search, doesn't matter. Getting 4 docs and leaving one for Pen on the way out, better way is to leave them in a more convenient place for him on the way out. 3 docs go to the closest kart.
Prototype is next. If on time, you can catch the prototype lady close to the box. Right near it if done first, but keys for blinds first, safety. Move prototype in kart and drive to the exit without knocking anyone down.
I still have no idea how can you do intel this fast and clean, Pen is a madman. Gets the keycard on the way out from 2 RNG spots and runs to lab, then to the exit with the last docs bag.
Though a bit RNG dependent, still took about an hour and 16 attempts to beat. Half of the resets because of CSO going the other way, quarter to keycards not spawning, 2-3 accidental civ kills and 2 to pagers. 100% doable in 3 minutes on OVKL, in 4 minutes on DS or in 2 minutes with full lobby
